Barwa Real Estate company has issued strict guidelines for prospective tenants of its low-rent housing units on how to use and maintain the property.
The tenancy contract which is now available on the company website has banned subletting of the properties to a third party upon termination of the agreement. It contains a number of dos and donts to be strictly followed by the tenants.
The lease contract has made it clear that the tenant will be solely responsible for paying water, electricity, telephone or any other utilities bills. The tenant is also required to pay a monthly sum, to be specified later, as charges for using the built-in cooking gas connection in the flats.
The tenant shall face an immediate termination of the contract without any prior notice if he/she fails to pay the monthly rents as per terms specified in the agreement.
All the maintenance and repair works inside the houses must be carried out by the tenants on their own expense, after notifying the company in advance.
The tenants are not permitted to keep any animals "including customarily reared" inside the houses as a domestic pet, except fish and ornamental birds.
They shall not make any material alterations, additions affecting the structure of the premises and shall be liable for any damages resulting from it. They have also been instructed "not to make holes or any defect of any kind on the walls of the premises" for the purpose of fixing paintings and other things.
The company will conduct frequent inspections inside the houses to ensure that the terms and conditions mentioned in the agreement are followed properly.
